Chapter 120 Kaiyuan Manor
Chapter 120 Kaiyuan Manor
At nine o'clock in the morning, Ling Yun finally finished processing the backlog of emails. He glanced at the calendar and realized that he hadn't properly spent time with An Shiyu during his trip back to China. Before going to Beijing to meet President Qiu, they had a meal together, during which he received three phone calls.
He picked up his phone and dialed Sun Peng's number.
The phone rang five or six times before it was answered. The background noise was very loud, with mechanical sounds and people shouting.
"Feed? Brother Yun?" Sun Peng's voice was loud, drowning out the noise.
"It's me. At the construction site?"
"Yes, over here at Jiangshuiquan, they're laying the foundation for a new project," Sun Peng called out. "Wait a minute, I'll find a quiet place."
A series of footsteps sounded, and the noise subsided.
"Okay. What's up?"
"I want to buy a house," Lingyun said. "Do you have time? Could you take a look for me?"
"Buying a house?" Sun Peng smiled. "Sure, I can spare two hours this afternoon. Where are you?"
"company."
"Well... I'll pick you up at 1:30. I'll take you to see a new development; it's just been completed."
"it is good."
After hanging up, Ling Yun called An Shiyu. She was at the library preparing for her final exams.
"Are you free this afternoon? Let's go look at houses," he said.
There was a few seconds of silence on the other end of the phone. "Looking for a house?"
"Yes. Sun Peng will take us there. He's in real estate now, he knows his stuff."
"I'm available after 3 PM."
"Then Sun Peng and I will look around first, and we'll pick you up at three o'clock."
"it is good."
At 1:30 PM, a white Santana pulled up in front of the Xinghuo Technology building. Sun Peng leaned out of the driver's seat: "Get in!"
Ling Yun got into the passenger seat. The car was full of dust, and the dashboard was covered with a layer of dirt.
"Just got off at the construction site, haven't had time to shower." Sun Peng handed over a bottle of mineral water. "Make do with this. You're such a busy person, you finally remembered me?"
"I've never had the time."
"I understand, I understand." Sun Peng started the car. "I heard you even brought Dell to Jinan? That's impressive."
"Factory inspection, not yet scheduled."
"That's impressive enough." Sun Peng drove onto Jingshi Road. "Let's get down to business. What kind of apartment are you looking to buy? How big? What's your budget?"
"A three-bedroom apartment, around 120 to 150. Budget... I have no idea, you decide."
"Have you considered the school district?"
"consider."
"There's a perfectly good option right here." Sun Peng turned on his turn signal. "Kaiyuan Villa, you know it?"
"I've heard of it, but I've never been there."
"The school district for the foreign language school was just approved last year. The developer is my dad's old comrade-in-arms, and I've been overseeing the project; the quality is good," Sun Peng said. "The key is that it's a ready-built house; you can start decorating as soon as you buy it. If you need it urgently, you can move in in as little as two months."
"Let's go take a look."
The car drove into a new area. The road was wide, with newly planted saplings on both sides. In the distance, there were several high-rise buildings under construction, with tower cranes turning.
Kaiyuan Villa is located on the east side of the road. It's a six-story building with white walls and red tiles, and it looks quite new. The main gate of the complex has been repaired, and there are security guards on duty. Sun Peng honked his horn, and the security guard recognized him and waved him through.
"Phase one, five buildings, all sold out. This is phase two, just handed over to residents." Sun Peng stopped the car. "I kept three good units, one for my parents, one for myself, and one... I originally wanted to invest. If you want to see them, I'll give them to you first."
The two entered Unit 2 of Building 3. The hallway still smelled of construction materials.
"Second floor, east-facing unit." Sun Peng took out his keys and opened the door. "This floor is good; it's not as damp as the first floor, nor as hot as the top floor. It's an east-facing unit, so the morning sun is nice."
The apartment is unfinished, with cement floors and white walls. The living room is large and rectangular. There are three bedrooms, the master bedroom with an ensuite bathroom. The kitchen is on the north side and has a small balcony.
"The building area is 142 square meters, and the actual usable area is about 125 square meters." Sun Peng walked to the window. "Look, there's a community garden in front, with no obstructions. Behind us is a planned primary school, which will start construction next year."
Ling Yun looked at the apartment layout. It was square, with no wasted space.
"price?"
"The internal price is 1,800 yuan per square meter. The market price is 2,200 yuan," Sun Peng said. "Because of my dad's connections, we can negotiate the price for full payment."
Lingyun calculated: 142 square meters, 181 square meters, 255,600 square meters.
"How much will the renovation cost approximately?"
"A simple renovation will cost around 50,000 to 60,000 yuan. A better one will cost 100,000 yuan," Sun Peng said. "I have a reliable construction team that I work with."
"Is the school confirmed?"
"Confirmed." Sun Peng took out two documents from his bag. "This is a copy of the Education Bureau's approval document, outlining the school district boundaries for the Foreign Language School. This is a sample of the property certificate for Kaiyuan Villa. Once we buy the house and register our household there, our child can start school next September."
"..."
"It's only a matter of time," Sun Peng laughed. "Even without children, school district housing holds its value. The Foreign Language School is the best junior high school in Jinan, so the houses in this area will only appreciate in value."
Lingyun walked onto the balcony. The view outside was nice; she could see the mountains in the distance.
"I think it's a good idea." Sun Peng walked over. "To be honest, if my dad hadn't stopped me, I would have liked to buy a few more properties. Jinan is developing, and eastward expansion is the trend. This place is a bit out of the way now, but it will be the center in five years."
"How's your dad's company?"
"It's alright, but acquiring land is getting harder and harder." Sun Peng lit a cigarette. "Before, you relied on connections, but now it's all about bidding and auctions, and capital. My dad's old ways don't work anymore. I suggested to him that we try looking outside the province, like Zhengzhou or Hefei, but he wouldn't listen, thinking that connections outside the province aren't enough."
"You can try it yourself."
"I don't have the money," Sun Peng said, exhaling a puff of smoke. "The startup capital is at least ten or twenty million. Where am I going to get that much money?"
Ling Yun didn't reply. He looked downstairs; some residents were moving out.
"I want this house," he said.
"Are you sure?"
"Okay. Please help me with the paperwork. Full payment, as soon as possible."
"Okay." Sun Peng stubbed out his cigarette. "Then I'll call the sales office now and lock in the contract. When are you going to sign?"
"Tomorrow, please. I'll bring Shiyu to see you this afternoon first."
"Okay. I'll have the sales office leave the door open."
The two went downstairs. As they walked, Sun Peng said, "By the way, Wei Guo told me about your internet cafe management system. Did you close that deal in Wenzhou?"
"It's done, 860,000."
"Not bad," Sun Peng patted him on the shoulder. "You've got it all covered. Computers, mice, operating systems, software, now you've even got internet cafes under your belt. Are you planning to get into real estate next?"
"There's no such plan."
"That's a pity," Sun Peng said. "If you were to go into real estate, I'd be the first to work with you. My dad's methods are too old-fashioned."
As Lingyun walked to the car, he checked his watch; it was 2:40.
"I'm going to pick up Shiyu. Do you want to come with me?"
"I'm not going, I'm going back to the construction site." Sun Peng got into the car. "I'll take care of the contract. I'll call you tomorrow morning."
Thanks.
"Don't mention it."
The white Santana drove away.
Lingyun walked to the roadside and hailed a taxi.
He texted An Shiyu: "I'm coming now, I'll be there in twenty minutes."
The reply came quickly: "Okay, I'll wait for you at the library entrance."
He looked out the window. The streets of Jinan were both familiar and strange to him. After so many trips back and forth, this was the first time he was seriously considering settling down here.
Buying a house, decorating, furnishing.
These things used to seem so far away, but now they've suddenly become so close.
The car arrived at Shandong University. An Shiyu was already waiting at the library entrance, wearing a white down jacket and a red scarf.
She got in the car and sat in the back.
"Want to go look at houses?" she asked.
"Yes, Kaiyuan Villa. Sun Peng recommended it."
Is it expensive?
"good."
The car drove back to Kaiyuan Villa. The security guards had already been notified and let it pass directly.
Lingyun led An Shiyu upstairs and opened the door.
"It's a bare-bones apartment," he said. "I'll have to decorate it myself."
An Shiyu went inside and looked at each room. She lingered for a long time in front of the master bedroom window, gazing at the garden outside.
"Do you like it?" Lingyun asked.
"I like it," she said, "it's just a little big."
"There might be more than just two people in the future."
An Shiyu blushed and turned her head away.
"Sun Peng said this is the school district for the Foreign Language School," Ling Yun said, walking up to her. "It will be convenient for the children to go to school in the future."
"You're thinking really far ahead."
"You should start thinking about it," Ling Yun said. "I'm almost twenty-four, and you're twenty-two. It's not early."
An Shiyu didn't speak and continued looking at the house. She went to the kitchen and gestured, "This is a good place to put the refrigerator. This is where we can build cabinets. We can grow flowers on the balcony."
"Whatever you say," Ling Yun said. "You decide on the renovations."
"real?"
"real."
She smiled, a reassuring smile.
As the two went downstairs, it was getting dark.
"Is it settled?" An Shiyu asked.
"It's settled. We'll sign the contract tomorrow."
She took his hand. His hand was cold, but she held it tightly.
The taxi arrived. After getting in, An Shiyu leaned on his shoulder.
"You've been working too hard lately," she said. "You have really dark circles under your eyes."
"Once this busy period is over, everything will be fine."
"They always say that."
"This time it's for real." Ling Yun looked out the window. "The Dell deal is almost finalized, we're in talks with Kingsoft, and we've signed our first order for the internet cafe system. Once all this is sorted out, I can relax a bit."
The car arrived at Shandong University. Before getting out of the car, An Shiyu turned back and said, "I'll go with you to sign the contract tomorrow."
"it is good."
She walked into the school gate and turned back to wave.
